What does this project represent?
The project represents a 4-floor compact cozy residential building with 29 V.I.P. apartments and parking places situated in the centre of Pamporovo complex in the Rhodopy mountains in Bulgaria. Pamporovo is the most exclusive of all the ski resorts in Bulgaria and it is possible to ski in Winter, enjoy a mountain retreat in the Summer and travel about 1 hour across the Greek border for beaches.
On the first floor there are 11 shops together with 3 apartments, on the 2nd and 3rd - 9 apartments and on the 4th - 8 apartments
The apartments vary between 60 sq.m. and 113 sq.m
The complex is excellent for the investor as it includes a guaranteed return on investment.
What are the prerequisites that make this project unique?
1. Central Location - there will not be a project similar to this in Pamporovo !
In February 2005, Pamporovo complex was voted and announced by the Bulgarian Parliament as a tourist area of National importance. This means that the infrastructure and nature will be preserved intact and no other construction of buildings will be allowed.
2. You have the option to allow the developer as a tour operator and owner of the best winter hotel in Bulgaria to manage the property by giving your apartment to rent to holiday makers. In this case you can generate min. 8500 Euro for 80,000 Euro apartment.
The developer obliges themselves with a contract to guarantee you min. 30% occupancy on a basis of 365 days.
For example, in case of 35% occupancy - i.e. 128 days, realistic (approx. 4 months) the payback period of the investment is well below 8 years!
In addition, capital appreciation of apartments will be high over the coming two years with the min. price per sq.m. in 2007 projected to be above EUR 1500 / sq.m.
3. Opening of the new Bulgarian - Greek border (in 40 km from Pamporovo) by the end of 2005 will link Pamporovo complex to White Sea in 1 hour. This automatically will increase the value of your property by 25-30%!
4. By being an owner of an Apartment in the VIP building you will be serviced exclusively by the development team with significant experience in the tourism industry. You will be eligible to a free room service from the next door hotel owned by the developer, free swimming pool, sauna and gym, 10-15% discount on the service of the SPA, wellness centre, food and beverage in the restaurants and bars in the Hotel.
The Construction will begin on 18 April 2005 - Monday. The Building will be ready in full in the beginning of December 2005 together with all legal and notary documents
In order to fully reserve your apartment and parking place, now we only need a deposit of EUR 10 000. We will issue to you a document signed and stamped by the Company that we have received the deposit of EUR 10 000 and a signed legal preliminary contract for the real property indicating the deposit given and other terms of payment, including all other stages of the construction.
The first payment of 50% of the price (minus the deposit made now) is due upon receipt of Construction Right Act in the end of March 2005. The other 40% are due in September when the rough construction is achieved and 10% - when the Act 16 is issued in early December.
Should you decide to prepay the whole amount of the apartment in April 2005 upon providing you with all permissions, licences, etc. - you are eligible of 5% discount of the price..
